Know what the building is worth as a datacenter, before you pay for it.
For commercial real estate investors and developers looking at powered land, industrial conversions, and buildings that could host datacenter or HPC tenants. We screen the infrastructure, model what it costs and what a tenant can pay, and help finance the real estate and the equipment inside it.
Standard underwriting does not measure what a datacenter tenant needs
A building's value as a datacenter depends on power, cooling capacity, floor loading and fiber. None of those show up in a standard CRE underwriting package, and each one can turn a promising conversion into a costly one.
Four things a datacenter tenant checks first
| Power | What the utility can deliver to the site, on what timeline, and what it costs to bring it in. |
|---|---|
| Cooling | Whether the building can reject the heat a dense tenant produces, and what it takes to add capacity. |
| Floor loading | Whether the slab can carry loaded racks, batteries and cooling equipment. |
| Fiber | Which carriers reach the building, and how many routes in. |
A feasibility and financing service
- Datacenter Infrastructure
Technical feasibility screens
A screen of a site or building for datacenter and HPC use: power, cooling, floor loading and fiber, with the gaps and the likely cost to close them.
- Technical Financial Models
The conversion model
What the infrastructure costs, what a tenant can pay, and how the two meet over the term, with the stress tests a lender will run.
- Datacenter Infrastructure
Financing the project
Financing for the real estate and for the power, cooling and compute equipment inside it, arranged with lenders who fit the deal.
Start with one property
- 01
A workflow review
Forty-five minutes on the property, the tenant you have in mind and the timeline.
- 02
The feasibility screen
Power, cooling, floor loading and fiber, screened against what that tenant needs.
- 03
The model and the financing
If the screen holds up, the conversion model and a path to financing it.
This is a feasibility and financing service, not engineering certification. Findings support your decision and your engineers' work; they do not replace a licensed engineer's assessment, an appraisal or your own investment decision. Nothing here is an offer of securities or a promise of returns.
Bring us the building you are looking at
Tell us the site and the tenant you have in mind. We will tell you what to check first.
Financing is arranged with third-party lenders and is subject to lender approval.
